House Washing

Exterior house washing for common siding and masonry surfaces. We select the cleaning method based on the material, condition, buildup, access, and surrounding property rather than using one approach everywhere.

Please note: Roof washing, window cleaning, gutter clean-out, specialty gutter-face brightening, repairs, and restoration are not included unless specifically listed in the approved estimate and within current Blue Forge capability. Oxidation, deterioration, permanent discoloration, failed coatings, and other surface defects may not be correctable through standard house washing.

Concrete Cleaning

Standard concrete cleaning for residential flatwork and similar exterior surfaces. We account for surface condition, buildup, drainage, obstacles, access, and surrounding areas before cleaning.

Please note: Specialty stains such as rust, oil or grease, fertilizer or irrigation staining, mineral deposits, efflorescence, paint, and deeply embedded discoloration are not included in standard concrete cleaning unless specifically listed in your estimate and may require separate treatment. Repairs, resurfacing, sealing, coating removal, and restoration are not included unless separately approved and within current Blue Forge capability.

Gutter Clean-Out

Removal of accessible leaves, debris, and buildup from gutters, followed by reasonable rinsing and flow verification through accessible downspouts when conditions allow.

Please note: Exterior gutter-face cleaning or brightening—including tiger stripes, oxidation, and similar exterior discoloration—is separate from standard gutter clean-out unless specifically listed in the approved estimate. Roof washing, repairs, unsafe-access work, and specialty drainage work are not included unless separately approved and within current Blue Forge capability.

Standard cleaning is not restoration. Final scope is based on the actual material, condition, access, site requirements, and the services listed in your approved written estimate.

Review and electronically approve the estimate, then we confirm your service date and communicate any preparation, access, or scheduling requirements.

Before service, we confirm the appointment and provide relevant preparation reminders so you know what needs to be ready before we arrive.

Arrival & Pre-Service Inspection

We provide an arrival update before reaching your property. Once on site, we confirm the approved scope, inspect the work areas, and document existing conditions before beginning.

Protect & Clean

We prepare and protect surrounding areas, then clean using a method appropriate for the surface and its condition. If something would materially change the approved scope or price, we discuss it with you before performing additional chargeable work.

Final Review & Documentation

We document the completed work with after photos and review the finished project with you when available. We then issue the invoice, with payment handled according to your approved estimate or invoice.

1 Do you have a minimum service amount?

Yes. Blue Forge has a $195 minimum service amount for standalone residential service appointments.

When multiple services are completed during the same visit, the minimum applies to the overall appointment—not separately to each service.

Your written estimate will show the total price before work begins.

2 Do you provide the water?

Unless otherwise stated in your estimate, we use the property's available water supply.

Please let us know in advance about wells, low water pressure, limited flow, water restrictions, damaged spigots, or other water-supply concerns that could affect the work.

3 What happens if the weather is bad?

Exterior cleaning is weather and site-condition dependent. Rain by itself does not always prevent exterior cleaning.

Lightning, severe weather, high winds, unsafe temperatures, drainage concerns, or other conditions that could affect safety or the quality of the work may require us to delay or reschedule.

If conditions require a change, we will coordinate a new time with you.

4 Before We Arrive — How should I prepare?

A little preparation helps us work safely and efficiently. Before your scheduled service, please:

  • Move vehicles away from the areas being cleaned and provide reasonable equipment access.
  • Remove or secure furniture, decorations, grills, tools, flags, planters, and other loose or fragile items.
  • Close and secure doors and windows and make sure they are reasonably watertight.
  • Secure pets and keep children, occupants, and visitors away from active work areas.
  • Make sure gates, driveways, exterior work areas, and the property's water connection are accessible.
  • Tell us about known leaks, damaged seals, loose siding, failing paint, electrical concerns, irrigation systems, sensitive plants, delicate coatings, drainage problems, wells, or other special conditions.
  • Let us know before the appointment if there is anything that may prevent us from safely accessing or completing the scheduled work.
  • If you need to cancel or reschedule, please provide at least 24 hours' notice when reasonably possible.

Important: A $75 failed-access or trip fee may apply if we arrive for a confirmed appointment but cannot reasonably begin or safely continue because of a customer-controlled or site-controlled access or preparation issue.

5 What should I expect on the day of service?

We begin with a pre-service check of the work area and confirm the areas included in your approved scope.

  • We inspect visible surface conditions, access, utilities, landscaping, drainage, and areas that may require protection.
  • We document existing conditions and project areas with before photos when appropriate.
  • We select or adjust the cleaning method based on the actual surface and site conditions.
  • If we find something that would materially change the approved scope or price, we discuss it with you before performing additional chargeable work.
  • We complete the approved cleaning and document the finished work with after photos when appropriate.
  • We review the completed work and handle payment according to your approved estimate or invoice.

Please remember: Standard cleaning is intended to remove normal dirt, organic buildup, grime, and surface soil. Specialty stains such as rust, oil, mineral deposits, and deeply embedded discoloration are not included unless specifically listed in your estimate and may require separate treatment. Oxidation, deterioration, previous damage, permanent discoloration, and other surface defects may require restoration or repair and may not be correctable through cleaning alone.

6 How do you determine the right cleaning method for my property?

We evaluate the surface material, condition, buildup, staining, access, surrounding property, and other site conditions before choosing the appropriate cleaning method.

Concrete, vinyl or polymer siding, fiber-cement siding, brick, painted surfaces, gutters, and other exterior materials do not always require the same approach. Depending on the surface, we may use low-pressure cleaning, controlled pressure, surface-cleaning equipment, detergents, compatible cleaning solutions, rinsing, or another appropriate method.

Methods may be adjusted after inspecting or test-spotting the actual surface. We do not use one fixed pressure level or chemical process for every property.

7 What is included in standard concrete cleaning?

Standard concrete cleaning is intended to improve normal dirt, algae, organic buildup, grime, and accumulated surface soil on the approved driveway, sidewalk, patio, porch, pool deck, or other concrete area listed in your estimate.

Your written estimate identifies the specific areas and approximate quantities included in the job.

Important: Standard concrete cleaning does not automatically include specialty stain treatment, repairs, resurfacing, sealing, coating removal, or restoration.

8 Can you remove rust, oil, orange stains, or every other stain?

Not always. Standard cleaning and specialty stain treatment are different services.

Rust, oil, grease, fertilizer staining, irrigation staining, mineral deposits, efflorescence, paint, oxidation, artillery fungus, tire marks, chemical staining, and deeply embedded discoloration may require a different product, additional treatment, or a separate estimate.

Some staining may improve without disappearing completely, especially when it has penetrated a porous surface or permanently changed the material.

Specialty stain treatment: Not included unless it is specifically listed in your written estimate.

9 What is the difference between cleaning and restoration?

Cleaning removes compatible surface dirt, organic buildup, grime, and other removable contaminants using methods appropriate for the material and condition.

Restoration goes further and may involve repairing, resurfacing, sanding, sealing, replacing coatings, correcting damaged material, or attempting to return an aged or damaged surface to a previous condition.

Blue Forge does not treat normal exterior cleaning as restoration. Unless specifically stated in your written estimate, repairs, resurfacing, sealing, sanding, coating work, and other restoration services are not included.

10 What is included in house washing?

House washing covers the exterior building surfaces specifically included in your approved estimate.

The cleaning method depends on the actual siding, trim, coating, condition, height, access, and surrounding property. We inspect the home before cleaning and adjust the approach when necessary.

Roof cleaning, window cleaning, gutter clean-out, specialty gutter brightening, repairs, restoration, and other services are not automatically included unless specifically listed in your estimate.

11 Are gutters included with house washing?

Gutter-related services are only included when they are part of the approved written scope.

Gutter clean-out refers to removing accessible leaves, debris, and buildup from inside the gutter system and verifying reasonable water flow through accessible downspouts.

Exterior gutter-face cleaning or brightening is different. Dark streaks, oxidation, and “tiger stripes” on the outside face of gutters may require separate cleaning or specialty treatment.

If gutter clean-out or specialty gutter-face treatment is not specifically listed in your estimate, it is not included.

12 How do you protect landscaping and surrounding property?

Property protection is part of our preparation and cleaning process. We evaluate surrounding plants, glass, painted surfaces, metals, fixtures, electrical components, drainage, and other areas that may be affected by the work.

Depending on the property and service, protection may include controlled application, rinsing, temporary covering, avoiding sensitive areas, managing runoff, or changing the cleaning method.

Please identify sensitive plants, ponds, pools, delicate coatings, damaged seals, loose fixtures, electrical concerns, irrigation equipment, or other areas you want us to know about before service.

Preparing for Your Service

Please move vehicles and reasonably clear the work area of furniture, decorations, grills, toys, planters, and other movable items. Close doors and windows, secure pets, and keep children and occupants away from active work areas.

Access & Water

Please make sure Blue Forge can safely access all approved service areas, including gates and exterior water connections. Unless otherwise arranged, the property's available water supply will be used for service.

Property Conditions

Please tell us about known leaks, damaged seals, loose materials, electrical concerns, irrigation systems, sensitive landscaping, delicate coatings, drainage problems, wells, or other conditions that could affect the work.

Cleaning Results

Standard cleaning is intended to remove normal dirt, organic buildup, grime, and surface soil. Specialty stains such as rust, oil, mineral deposits, and deeply embedded discoloration are not included unless specifically listed in your estimate and may require separate treatment. Oxidation, deterioration, previous damage, permanent discoloration, and other surface defects may require restoration or repair and may not be correctable through cleaning alone.

Weather & Rescheduling

Weather does not automatically cancel your appointment, but unsafe or unsuitable conditions may require us to delay or reschedule service. Blue Forge will contact you if your appointment needs to change.

Changes to Scope or Price

If site conditions or requested work would change the approved scope or price, we will discuss it with you first. No additional chargeable work will be performed without your written or electronic approval.

Failed Access / Trip Fee

A $75 failed-access or trip fee may apply if we arrive for a confirmed appointment but cannot reasonably begin because of a customer-controlled or site-controlled issue. Blue Forge may waive the fee depending on the circumstances.

Payment

Payment is due upon receipt unless otherwise stated in your approved estimate or invoice or agreed to in writing. Payment is handled through QuickBooks.

After-Service Concerns

If you have a concern about completed work, please contact Blue Forge as soon as reasonably possible, preferably within 48 hours, so we can inspect and address it.

Photos & Job Documentation

Blue Forge may take before, during, and after photos or video for job documentation. Identifiable customer-property photos are not used for marketing without separate permission.

Gutter Clean-Out

Standard gutter clean-out includes removal of accessible debris, reasonable rinsing, and verification of flow through accessible downspouts. Exterior gutter-face cleaning or brightening, repairs, roof cleaning, unsafe access, and specialty drainage work are not included unless specifically stated in your approved estimate.
