Every property is different. The prices below are examples based on common project sizes and standard conditions. We review your property and provide a written estimate before work begins.

What Affects Your Price?

Your final estimate is based on the size, condition, surface type, and access of the areas being cleaned. These determine the time, equipment, protection, and cleaning approach needed for the job.

Size Total area, linear footage, or amount of surface included in the approved work.
Condition The amount of normal dirt, algae, mildew, organic buildup, grime, and the overall condition of the surface. Specialty staining may require separate evaluation and treatment.
Surface The material being cleaned and the cleaning solution, pressure, equipment, and technique appropriate for that specific surface and condition.
Access Height, obstacles, landscaping, water access, equipment access, drainage, required protection, and other job-site conditions.

Standard Cleaning & Specialty Treatment: Standard cleaning is intended to remove normal dirt, organic buildup, grime, and surface soil. Specialty stains such as rust, oil, mineral deposits, and deeply embedded discoloration are not included unless specifically listed in your estimate and may require separate treatment. Oxidation, deterioration, previous damage, permanent discoloration, failed coatings, and other surface defects may require restoration or repair and may not be correctable through cleaning alone.

Minimum service amount: A $195 minimum applies to standalone residential service appointments. When multiple services are completed during the same visit, the minimum applies to the overall appointment—not separately to each service.

House Washing

House washing for approved siding and exterior surfaces to remove normal dirt, algae, mildew, and organic buildup using a cleaning approach appropriate for the material and its condition.

Example Price $360 Based on an approximately 2,000 sq. ft. mapped home footprint with vinyl/polymer siding, normal buildup, and normal access. Siding material, heavier normal buildup, landscaping, height, difficult access, required protection, and other property conditions may affect the final estimate. Specialty stain treatment or restoration is separate when applicable and is not included unless specifically listed in the approved estimate.

Concrete Cleaning

Standard cleaning for driveways, sidewalks, patios, and porches to remove dirt, grime, algae, organic buildup, and accumulated surface soil.

Example Price $200 Based on approximately 1,000 sq. ft. of standard driveway concrete with normal buildup, access, and drainage. Larger areas, heavier normal buildup or sediment, furniture or obstacles, difficult drainage, access, and other site conditions may affect the final estimate. Specialty stain treatment for rust, oil, mineral deposits, or other embedded staining is separate unless specifically included in the approved estimate.

Gutter Clean-Out

Gutter clean-out to remove accessible leaves, debris, and buildup, provide reasonable rinsing, and verify water flow through accessible downspouts.

Example Price $300 Based on approximately 300 linear ft. of gutters with light debris and normal access. Additional footage, heavier debris, gutter guards, roof configuration, height, difficult access, or downspout blockages may affect the scope, price, or whether the work can be completed safely. Exterior gutter-face brightening, tiger-stripe or oxidation treatment, repairs, roof washing, and specialty drainage work are separate and are not included in standard gutter clean-out unless specifically listed in the approved estimate.
